A Kirkland contractor you can look up

The same company since 2019, about 20 people, our own crews, and a license number we hand you before you ask. Here is who actually shows up at your house.

One company since 2019, the same name on every permit

Northwest Custom Homes & Remodel is a Kirkland-based general contractor. We build new custom homes and we renovate existing ones — kitchens, bathrooms, additions, ADUs, decks and whole-house remodels — across the Eastside and Greater Seattle.

We have been operating under the same entity since 2019. That matters more than it sounds. In residential construction it is common for a company to dissolve after a bad job and reopen the following Monday under a new name, leaving the warranty and the complaints behind. Our license, our bond and our history all point at one company you can look up.

The company is seven years old in Washington. The man who runs it is not new to any of this: the owner has spent about twenty years in construction, the first stretch of it running his own company in another country before moving here and registering this one in 2019. That is why a seven-year-old company already has crews who have framed, tiled and finished more houses than the company itself has been alive.

We run about 20 people. That size is deliberate: large enough to keep our own crews rather than subcontracting the entire job to whoever answered the phone, small enough that the owner still walks the sites and still answers the phone himself when something goes wrong.

What we actually believe about this work

An estimate is a promise, not a hook. The oldest trick in remodeling is a low number to win the job and change orders to make it back. We write itemized estimates, we name our allowances instead of hiding them, and when something genuinely unforeseen appears behind a wall we show it to you, explain the options and put the cost in writing before anyone touches it.

The parts nobody sees decide how long it lasts. Flashing, waterproofing, blocking, ventilation, drainage — none of it photographs well and all of it is why one deck is fine at fifteen years and the one next door is rotten at eight. We build the hidden half properly because it is the half that fails.

Permits are not optional. Unpermitted work does not disappear; it waits for the day you sell. We pull the permits, we meet the inspectors, and we hand you a paper trail.

Your house is where you live. Crews arrive when we say. Dust control goes up before demolition, not after the complaint. The site gets swept at the end of the day. Someone tells you what is happening tomorrow. None of this is remarkable — it is simply what we would want in our own homes, and it is rarer than it should be.

How we are set up

One project manager owns your job from contract to closeout — the same person, not a rotating cast. Our own crews handle the core carpentry and site work, and we use long-standing specialty trades for electrical, plumbing, mechanical and stone, most of whom have worked with us for years. We do not hand your project to a subcontractor and disappear.

We are registered as a general contractor in Washington State, bonded and insured. We will send you our license number, our bond and our certificate of insurance before you sign anything, and we recommend you verify any contractor you consider — including us — through the Washington State Department of Labor & Industries.

Standards

What you get from us, every job

A written scope

You get a document that says what is included, what is not, and what every allowance is set at. Verbal agreements are how disputes start.

One project manager

The same person from contract through closeout — not a name on a card you never see again after the deposit clears.

Permits pulled properly

We submit, we handle corrections, we meet the inspectors. Your file stays clean for the day you sell.

Change orders in writing

Nothing changes price without your signature. No verbal "we'll sort it out at the end."

A site you can live beside

Dust barriers, floor protection, daily cleanup, and crews that arrive when we said they would.

A closed punch list

The job is finished when the list is empty, not when the last invoice is sent.

License, bond, insurance< We are happy to share our bond and insurance details on request.

A phone that gets answered

After completion, too. A contractor who vanishes at final payment was never really building for the long term.

Good to Know

About our company

Are you licensed, bonded and insured?
Yes — registered as a general contractor in Washington State, bonded and insured. We provide the license number, bond and certificate of insurance before you sign, and we encourage you to verify any contractor through the Washington State Department of Labor & Industries.
How long have you been in business?
Seven years under the same entity. In this industry the age of the license is worth checking on any contractor you talk to, because a brand-new registration on an experienced-sounding company sometimes means the previous company was closed for a reason.
Do you use your own crews or subcontractors?
Both, deliberately. Core carpentry and site work are handled by our own crews. Electrical, plumbing, mechanical and stone go to specialty trades we have worked with for years. What we do not do is hand the whole project to a subcontractor and disappear.
Do you do small jobs?
Yes. One bathroom gets the same written scope, the same permits where required and the same project manager as a whole-house renovation. Most of our long-term clients started with something small.
What areas do you serve?
Kirkland, Bellevue, Seattle, Redmond, Bothell, Woodinville, Sammamish, Issaquah, Mercer Island, Renton, Newcastle, Kenmore and Lake Forest Park — and we are based in Kirkland, so the Eastside is where we are most days.
