Remodeling is surgery, not decoration

Anyone can pick a tile. The value of a good remodeling contractor shows up in the parts you never see: whether the wall you want removed is carrying the roof, whether the 1978 panel can take the new load, whether the bathroom above has been leaking quietly into the joists for a decade. We open things up carefully, tell you what we find, and price the fix in writing before we continue.

Most Eastside houses we work on were built between the 1960s and the 1990s. They are solid, but they were built for a different way of living — small closed kitchens, one modest bathroom, undersized electrical, and windows that gave up years ago. Remodeling them well means keeping what is good about the house and being honest about what has to go.

What we handle

• Opening up floor plans — removing walls, installing beams and posts, and carrying the new load down to the foundation properly.
• Kitchens and bathrooms, either as part of a larger remodel or on their own.
• Electrical and plumbing upgrades — panel replacement, rewiring, repiping, adding circuits for induction, EV charging or a heat pump.
• Windows, siding, roofing and exterior envelope work that stops water before it becomes rot.
• Basement and garage conversions into living space, offices or rental units.
• Aging-in-place changes — curbless showers, wider doorways, better lighting, grab-bar blocking done before the tile goes on.

What we find, and how we tell you

Demolition is when a remodel tells the truth. Knob-and-tube wiring behind the plaster, a beam someone notched through in 1994, mold under a shower pan, aluminum branch wiring, a chimney with no footing. We photograph what we find the day we find it, send it to you with an explanation in plain language and a priced option, and get a written approval before we touch it. No one likes surprises, but everyone prefers them on day nine over day ninety.

Living in the house while we work

Many of our clients stay put through the remodel. That is workable if it is planned: dust walls and zip doors around the work area, negative air where we are demolishing, floor protection on the paths we use, a defined bathroom and kitchen you keep access to, and a crew that cleans up at the end of every day. We also tell you honestly when staying is a bad idea — a whole-floor gut with the plumbing off for a week is not a good place to sleep.
