We build to other people's drawings across the Eastside and Seattle, including the cities' pre-approved ADU plans. Here is exactly what a designer gets when they put their name on our number.

You drew it. We would like to build it.

We are a Kirkland general contractor working across the Eastside and Seattle: kitchens, bathrooms, additions, ADUs, whole-house remodels and new custom homes. We build to other people's drawings often, including the pre-approved ADU plans the cities publish, and we would rather be the builder a designer recommends than the one who redraws their work.

Seattle's own pre-approved plan programme says the homeowner may “use their plan on your own or with another professional” — the builder is the homeowner's choice. Nothing has to be agreed with anyone for us to be that builder. But a designer sending a client to a builder is putting their name on it, so here is exactly what that gets you.

What you get

Six commitments, in writing, before anyone starts

We build your drawing, not our version of it

If something on the sheet cannot be built as drawn we call you before we change anything. No field substitutions decided at 7am by whoever is holding the saw.

You keep the client

We are the builder. We do not quietly take over the design relationship, and we do not offer to redraw your plan cheaper once we are on site.

You get credited

Your firm is named on the project page and in the caption of every photograph of the finished building. Send us the spelling you want.

You get the building back

As-built dimensions where they moved, and photographs of the finished work — yours to use, no permission needed, no watermark.

We carry the permit legwork

Submittal, the corrections cycle, the inspectors. You are not spending unpaid hours answering a plans examiner.

We tell the client the truth about money early

Site work, utilities, the King County capacity charge, the connection runs — laid out before design gets deep, so your design never takes the blame for a budget nobody scoped.

What we need

Three things from you, and nothing else

A permit-ready set

Architectural, structural and the energy code sheets. If a pre-approved plan needs a site plan for this parcel, either you draw it or we do — your call.

The soils and the survey, if the lot needs them

On a steep lot, a lot with a critical area, or anything with a retaining wall, tell us early. That is the difference between an eight-week permit and a nine-month one.

Who you want us to call

One name and one number for design questions. We do not want three people answering differently at the same time.

What we do not ask for: exclusivity, a referral fee, or a discount on your drawings. If you want to be paid for construction administration, say so and we will price it in rather than quietly doing it ourselves.

Useful before you even call us

What we have already worked out, free to use

We read all fourteen ADU codes across Seattle and the twelve Eastside cities and wrote down what each one actually allows, with the ordinance number and the date. Link to it, quote it, send it to a client — no attribution needed, it is public information assembled properly.

If any figure on those pages is wrong, tell us and we will fix it the same day and say who caught it. They are only worth anything if they are right.
