Where the house is

The city decides the permit path, and some of the rules — trees, slopes, shorelines, ADUs — differ street by street.

Roughly when

"This spring" and "sometime next year" lead to very different conversations about design time and lead times.

Often more useful than a solution. "The kitchen is cut off from everyone" tells us more than "I want an island."

A budget range

Not a number to be talked out of — a range so we can tell you honestly whether the plan fits it, before anyone spends money on drawings.

Photos, if you have them

A few phone pictures of the space, the panel and the crawlspace access save a visit and sharpen the first conversation.

Plans, a survey, a previous bid or an old permit record all shorten the runway.

Getting started

How soon can you come out?

For Kirkland and the near Eastside it is usually a matter of days. Further out it depends on the week. We will give you a real appointment rather than a vague promise to be in the area.

Does the estimate cost anything?

No. The visit and the written estimate are free, with no obligation. Full architectural design, if your project needs it, is separate work and is quoted openly.

Can I just text you photos?

Yes — text is often the fastest way to start. Photos help, but we still walk the house before we put a number in writing. Estimating a remodel from pictures is how people end up with change orders.

What if I am still just thinking about it?

That is a good time to call. The most expensive mistakes get made before anyone signs anything — the wrong scope, the wrong sequence, a plan the lot will not allow. Early conversations are cheap.
