Common questions

Do you charge more for jobs further from Kirkland?
No travel surcharge. What distance affects is scheduling — we are straight with you about crew arrival times rather than promising an early start we cannot hold from across the lake.
What if my city isn't on this list?
Ask anyway. These are the areas we work in most often, not a fence. If a project sits outside our practical range we will say so directly instead of taking it and under-serving you.
Do you know the local permit rules in each city?
Each of these cities runs its own review, and the rules differ in ways that matter — trees, slopes, shorelines, ADUs. We confirm the current requirements with the relevant authority for every project rather than assuming last year's rules still apply.
Are you licensed to work throughout Washington?
We are registered as a general contractor in Washington State, bonded and insured, and happy to provide our license number, bond and insurance certificate before you sign anything. You can verify any contractor through the Washington State Department of Labor & Industries.
Backyard cottages, city by city

Washington rewrote the accessory dwelling unit law statewide and each city rewrote its code to match — on its own schedule, with its own numbers. We read all thirteen codes and wrote down what each one actually allows in 2026: how many units, how big, how tall, what parking, and whether you can sell it.
